Review comments from the Final Jury

Dawson- Opportunities for the residual spaces. Not neatly finished = successful. Created spaces outside near the greenway – voids to interact with greenway. Is the density correct for your FAR? The small exterior blocks are too random, not as successful as your massing. Your project is more elegant than your inspirations

Sajida-A detail site plan would be most helpful You need to show how ideas are implemented into your project. Strong ideas in views.

Isaiah- Ground and stairs not integrated, need to change landscaping. Height of buildings are all too much the same. The sides of your buildings are much more interesting with the bends and angles than your roof. It looks a bit too much like an office/college campus. Very professional presentation and organization.

Bryam- Ned more variations – study models have a lot and missing in this design. Need move connection of the site and greenway. Need a connection to ground plane.

Maria – Integration with site and project is very successful. Great last view- very successful. Nice variety of heights, need more development still within project. The texture of the site is very successful.

Monica- Site analysis and strategy very good. Shifted heights is great. Good integration on the site. Shearing is very interesting, but wished it would apply – possibly in a different material on the base.

Jessica – Not scared to go Big! scale is an issue- need people and trees. You really challenged yourself and your apartments for the sot part work quite well – some areas need to be studied. The study of facade materials is needed.

Adawle- Very clear understanding of the site. Powerful concept models, but need to show how architecture develops. Project is safe- but doesn’t show excitement as your study models. Need to look at more exciting buildings and understand the urban fabric.

Jingfeng – nice view from the bridge, many areas are not thought out. How do you access the greenway? What about the raised greenway and how it creates a wall next to our site? Facade development is missing – precast?

Due for Thursday December 3 –

Work on the following for Thursday

  • EACH OF YOU MUST SHOW 3 EYE LEVEL PERSPECTIVE VIEWS OF YOUR PROJECT BY THURSDAYS CLASS  – POST THESE IN MIRO
  • Review the class outline posted in Miro – edit this or add comments as needed
  • Each of you needs to develop your own outline for your presentation
    • For each item in your outline determine what image or images you need to make the point.  Consider that multiple items in your list could be supported by a single image.
  • Questions?
    • What is the best way to represent site use?
    • For site specific items that you do not have time to develop – locate images that are representative of your intention.
    • Consider a color coded overlay that identifies public/semi-public semi-private/private spaces

Due for Tuesday 12/1 (Templates due this Friday 11/27)

Thank you all for a very productive class today!

The templates for the Site Strategy and Egress diagrams are due by Friday 11/27 so everyone will have these to complete their work.

Due Tuesday 12/1- post on the MIRO – midterm board – make more room as you need….spread out.

  1. Site Strategy Diagram- your own using your site and the template provided
  2. Egress diagram on typ floor plan- following the template
  3. Lobby Floor plan – guided by lobby work in Group 2
  4. Building sections – min. 1
  5. Site section – min 1 through partial bldg and full site – Atlantic to Congress or Hicks to Columbia.
  6. Photos of lobby, exterior, entrance, exterior site ideas, mailroom, balconies, roof terraces, glazing…

  • updated 1,2,3 bedroom units
  • lobby plan – showing – mail room, lobby, elevators and fire stairs (look at your programming for other spaces) begin to bubble these in.
  • Iterations – save the various iterations of your process on one board
  • Site Plan – we will use this to develop a final site strategy plan

Due for Class – Thursday November 19th

Presentation Views

  • Pick a number of eye level perspective views – we will look at these and short list those that we will want for your final pinup presentation

FAR/Massing Calculations:

  • Complete the spreadsheet – I want to be able to see a before and after massing of your design – before you adjusted the massing and after

Open Space Use:

  • Clarify Public/Private
  • For all Public make sure you apply for a zoning bonus
  • Locate all building entrances – begin to design the interior lobby for each
  • Precedent Images – gather precedent images to show us your concept for each outdoor space.
  • Scale objects – place some scale objects (basketball court, etc.) so you can get a sense of the scale of the outdoor spaces.

Apartment Layout:

  • Jill will want to discuss your apartment layouts

Facade & Materials Studies:

  • In order ask yourself these questions for your building facade
    • How many materials types do you have – determine the transparency
      • Is it Glass
      • Is it Opaque/Solid
    • If it is Glass –
      • Stick system curtain wall
      • Modular/United system
      • Clear Glazing – no mullions – butt glazing
    • If it is Solid –
      • Metal Panel
      • Precast Concrete
      • Poured in Place Concrete
      • Brick
      • Masonry/Stone

    • If it is Solid
      • Is it smooth

      • How does your facade & use of materials change for the different exposures (north/south/east/west)
      • How does your facade differ to take advantage of significant views?
